Why Seal Grout?

The secret to great looking tiles is great looking grout. Grouts are porous and, as a result, they easily absorb grease, dirt and lime scale. Spillages such as wine, lemonades or any greasy substances could cause marks and patches in the joints in the floor. Grout between wall-tiles, particularly in damp areas like bathrooms, could and will become dirty and unattractive as a result of Mould, Mildew and Limescale.

Mould is one of the most unsightly problems, it usually starts off in the wettest area of the room, like the bottom of the shower or bath, and if left unchecked it could spread to cover a large area of the wall.

In bath or shower areas, continued use of acid formulated shampoos and soaps will cause discolouration of grout joints, causing yellow orange and pink stains to appear on the grout over time, so you should protect your grout using a sealer which forms an invisible barrier between the grout and the surface, protecting your investment for years to come.

The answer is obvious, protect the grout using a sealer. Although relatively unknown , protection awareness is growing. Sealing forms an invisible barrier between the grout and the surface, this will then protect your investment for years to come.

After we clean & sanitize the tiles & grout and allow it to dry, we seal the grout with our impregnating grout sealers. The grout absorbs the grout sealer into its pores, creating a barrier against future staining. (Grout Sealing Creates a Sanitary Finish, Easy to Maintain and Stains Simply Wipe Off). Grout Sealing preserves the natural beauty of the grout lines for years to come.

If not sealed, grout can become stained with years of dirt and general cleaning products and can be impossible to clean to a decent standard. This is most common in bathrooms & kitchens.

The Benefits of Grout Sealing

  • Protects the grout from getting stained and discolored quickly
  • Professional and natural finish
  • Ease of maintenance & no more scrubbing
  • Expected wear of up to 10 years
  • Perfect for kitchens, bathroom, showers, laundries and more
  • Most jobs may be completed in a day
  • Maximum stain protection available!
  • Fraction of the cost of haveing to replace tiles or re-grout in the future, saving you money!

Once your floor has been cleaned and rinsed, our technicians ® will apply our proprietary, clear, penetrating impregnating water based sealer to protect your grout joints from future discoloration, staining, and daily dirt and grime (upon request).

How do i know that my grout needs sealing?

Spills on your grout should bead and not be absorbed into the grout.  If spills do not bead, that means that your grout needs to be sealed.

After thoroughly cleaning your grout, we apply our impregnating grout sealer.  Our premium Grout Sealer will protect your grout by repelling and minimizing discoloration from dirt, acids and grime.

A sealer does not make grout stain proof.  It does inhibit penetration of substances that may discolor the grout. The best time to have your grout sealed is now.

Over time, harsh cleaners can destroy the sealant making it necessary to re-apply the sealer periodically.

PERTH TILE RESTORATION have spent the past decade working with different tiles, grouts, cleaners and sealers so when you choose us you can be sure you are in safe hands. Unless new, grout must be cleaned prior to sealing with appropriate sealer. Even in freshly laid situations, all grout haze must be removed prior to sealing.

At PERTH TILE RESTORATION we ensure our consistent process produces only the best results including the following method:

  1. Inspection of all tiles and grout
  2. Cleaning of all areas using appropriate cleaning solutions
  3. Stain treatment, if required
  4. Drying of all cleaned areas
  5. Provide customers with a selection of sealers
  6. Apply required number of coats of chosen sealer
  7. Recommend the best method of maintaining your newly sealed surfaces

Types of Sealers:

Penetrating Sealers:

Penetrating Sealers are also known as impregnating sealers. They are most commonly used in the sealing industry as they offer high protection from water and stains and have a long life of up to 10 years.

Penetrating sealers impregnate the surface of tiles and stone in order to provide protection. During the application the resin lines the pores of the surface and creates a multidimensional connection which is then absorbed by the tile and repels water, oil and stains. Because this type of sealer is absorbed into the stone or tile they do not change the appearance of the surface nor affect slip resistant properties. This means if your surface was non slip prior to sealing, it will be non slip after the sealing too. Majority of penetrating sealers have a matte finish

Properties:

Offers superior protection against water, stains, oil with a long lifetime of up to 10 years
Makes cleaning and maintenance easier
Does not change the appearance or slip resistance properties of the surface being sealed
Allows natural stone to breathe
Reduces or eliminates mould, moss and efflorescence
Increases the life of tile or stone

Solvent sealers

Solvent sealers are also impregnating sealers. They penetrate deeper into the surface, however are much more difficult to apply and have high VOC, meaning they give strong odours during application. Once applied, they will give a long reasonable protection against water and some stains. They are not the greatest sealers against oil stains.

Solvent based sealers provide a semi gloss finish once cured and usually two coats are applied. They are suitable to use on low porosity tiles which may include polished marble, porcelain or granite. Solvent based sealers have a high penetrating power and are able to penetrate up to 20mm into the stone.

Pros:

  • High penetrating power – works well in low porosity stone
  • Repels water and some stains
  • Offer good per sq meter coverage

Cons:

  • More difficult to apply
  • Extremely hard to strip
  • High VOC – gives off strong odours during application
  • Don’t offer much protection against oil stains
  • Can have a negative reaction with stones that contain factory applied resin
  • Can damage natural stone if not stripped prior to resealing
